FIND App from Realtor.com

THE NEW FIND APP from realtor.com

RealtyWEB.Net has partnered with realtor.com to bring members the Find mobile app.  The Find app is available to all members of RealtyWEB.Net at no fee and can be found in all major app stores. Your branding and photo may be included on the app by updating your profile in the Realtor.com control panel (see page 2 of "Using the realtor.com Control Panel" for details on updating your profile).

The Find app combines all the best features of the realtor.com app for consumers (school information, demographics, maps...) but includes enhancements just for members.  You can view agent remarks, showing instructions, days on market, commission information and more on all RealtyWEB.Net listings.

You will be able to search inventory from overlapping MLSs.  Over 3 million listings are available including new construction, recent sales, open houses, and rentals.  You will only see agent information on RealtyWEB.Net listings, but still be able to utilize all the communication features of the app with any listing on realtor.com.

  • Find Me - when at a property, click a single button and get instant property details
  • Autocomplete - start to enter an address, city or neighborhood and Find App will complete the form & show property details

    GE Security and ShowingTime have also partnered in order to integrate information on property access through Supra KeyBoxes. You can now receive information on scheduled showings via ShowingAssist, property access, and showing feedback all in one report. This combined report will show you when an appointment has been scheduled, when the property is actually shown or not shown. You can use this as a tool to follow-up with agents that scheduled appointments but never showed.

    It’s no secret that data theft and misuse is a problem in our industry. As the subject of countless articles, expensive lawsuits and most recently, the impetus for the creation of Redplan™, (described on their website as: “an association owned and run by its members for the purpose protecting the intellectual property of member companies, promoting the common interests of the real estate information industry and keeping its members informed of pertinent issues”), the impact of real estate data misuse is significant and far-reaching. One major component of data misuse is screen scraping. When listing data is “scraped” or copied from a website, it is often used as content on unauthorized websites or, in other unauthorized manners, violating copyright and creating other negative issues. Screen scraping can (and does) happen on any website displaying listing data.

    In 2013, Clareity Consulting Chief Technologist, Matt Cohen wrote a blog that laid out the need for an industry-wide solution with important criteria for evaluating solutions available. In the end, he announced Distil Networks met that very specific criteria and endorsed them as a preferred partner for industry professionals seeking protection from screen scraping.

    Here at FBS, we’re focused on delivering the very best product supported by world class service. Naturally, providing the highest level of security to our customers is part of that equation. To this end, we’re proud to be the first MLS provider to implement Distil’s powerful product as an extra security layer to protect Flexmls client data from screen scraping when it’s served up on Flexmls-powered websites.

    Here’s the scoop:

    According to Distil, the system works like a protective shield and blocks malicious bots in real time while blocking malware and competitors that try to scrape or copy website data without permission when served up on Flexmls-powered websites. Charlie Minesinger, Distil Director of Channel Partners says: “Blocking IPs and using rate limits to protect your online data is obsolete. With Distil Networks and FBS, the MLS and their brokers can rest assured that their data, photos, and copyrights are protected by state of the art technology in the arms race against bots. FBS is now first to market with web-scale platform protected from mischievous bots – no more form spam, click fraud, malicious traffic, nor content/data theft.”

    Jaison Freed, FBS Vice President of IT underscored that statement: “Working with Distil Networks, we are able to provide our customers with a public-facing product that allows them to make the MLS data available while protecting it from screen scrapers on that site. MLS organizations can take comfort in knowing that when their data is served up via Flexmls-powered public websites, it is protected against scraping.” Additionally, Jaison explained that Distil’s product also provides the FBS network infrastructure with an additional level of protection; traffic from “bad actors” is not allowed in, thus ensuring that resources are only used to serve legitimate customer requests.

    We recently shared the good news with Matt Cohen and here’s what he had to say: “MLSs have spent millions of dollars going after screen-scrapers in court – and that’s just going after the ones that have been careless enough to be caught. It’s much more effective just to stop the theft in the first place. By implementing anti-scraping technology, FBS has taken an important first step in protecting its customers’ intellectual property in the MLS system, including client collaboration and framed IDX. Kudos to FBS for being the first major MLS vendor to implement anti-scraping for all its customers. Now it’s up to the MLSs to make sure that their own public listings site (if not being protected by FBS) is protected, and members (and their tech vendors) are doing the same on sites where they display listings. It’s already VOW policy to implement this type of security, and now that the MLS is protected, IDX sites can be similarly required by the MLS, under existing IDX rules. FBS is setting a new standard for MLS data security and providing the basis for an MLS to require their IDX vendors, RETS feed users, agent/broker sites, and portals to have comparable protections on their websites.”

    Larger Thumbnail Photos in Search Results

    Larger Photos on Search Results View

    On Thursday, November 20th, the Search Results View (List tab) will now feature larger photos. The new photo size will be 150x100px, over five times larger than the previous thumbnail photos.  This increase in size will make the photos easier to see as well as being a significant improvement in how the photo appears on HD and Retina displays.

    Be Your Buyer's first source of mortgage information        

    Are your buyer’s searching for monthly mortgage information online? Be their source for mortgage information with the new RatePlug tool available through through the NEFMLS system on 11/13. With this new tool you can include monthly payment estimates from your preferred lender on a report titled Full Report w/Rateplug. The estimates are specific to each listing, making it easy to help your client determine the affordability of each property you send them, based on mortgage type, taxes and the overall cost of the property.

    The monthly cost of owning a property can be difficult to break down, especially for renters who think in terms of easy monthly payments. For the internet-savvy home-buyer this confusion often leads to searching online for mortgage calculators and registering for programs only to find they are not given immediate access. But you can fill this need for them with no extra work on their part and little on yours. By enrolling in RatePlug, you can be the source to provide them with reliable information and have the opportunity to introduce them to a reliable mortgage contact.

    RatePlug works with lenders to gather the mortgage information and present it in an easy to understand format. The RatePlug information includes the different loan types that are available, for example 30 year fixed, 15 Year Fixed, and 5/1 ARM. It factors those loan types with the fees associated with a property, like home owners association fees, taxes and insurance. It then calculates that information with the consideration of the cost of the listing and a 20% down payment, creating a monthly payment estimate.
    If your buyer can only put 10% down and plans on making an offer for $5,000 less than the asking price, he or she can plug that into the payment calculator and the mortgage information will customize to their specific considerations.

    Represent your preferred or in-house lender
    RatePlug also allows you to present information from your in-house or preferred lender. This gives your buyers the advantage of accurate mortgage information and allows you to promote a relationship with a lender you trust. Enter up to three preferred lenders during your registration process and Rate Plug will contact the lender(s). Once the lender(s) is registered, the loan information types of loans that lender offers will appear on the report.

    As an added value, promoting your preferred lender through Rate Plug helps you stay FTC MAP compliant. According to RatePlug, “Every piece of information created is archived to provide you 100% confidence regarding the FTC MAP ruling.” This addition helps take some of the worry and paper trail out of promoting a lender.
    Customizable flyers make great take-aways
    Through your RatePlug affiliation, lenders are able to create co-branded flyers with mortgage information, perfect for Open Houses and other events. These flyers provide easy-to-understand mortgage information next to property information, making them great take-aways. If a buyer casually visits an Open House and takes a flyer, the monthly payment estimate could convince the buyer of affordability, creating serious interest in the property.

    RatePlug is completely free for NEFMLS members. Provide RatePlug with some key information like your preferred lender(s), office name and email address. Once your registration is complete and Rate Plug has set up your preferred lender(s), you will be able to begin sending listing-specific mortgage numbers to your buyers via a link which will be displayed on the listings you send through the MLS system.

    Northeast Florida Market Summary 3rd Quarter Report









    RealtyWEB.Net, a service of the Northeast Florida Multiple Listing Service Inc., is one of the largest
    multiple listing services in Northeast Florida providing services to over 5500 members for 20 years.
    This quarterly report reflects strictly single family residential homes as entered and reported through
    RealtyWEB.Net.

    The 3rd Quarter 2014 statistical summary indicates that Northeast Florida continues to show a
    positive trend towards a stronger real estate market as compared to the same time frame last year.
    Inventory numbers are up while Sold transactions continue to increase. Both Average and Median
    Sold Prices are on the rise as compared to 2013.

    Other major indicators, such as the Absorption Rate (how long the current inventory of properties
    would last at the current rate of sales) and Months of Inventory, continue to move in all the right
    directions for most of the areas in the RealtyWEB.Net MLS system, again indicating a stable and
    productive market.

    Several issues that have popped up again in recent months include Signage, REALTOR safety, and violations of the Code of Ethics.  We want to take this opportunity to remind everyone of how important it is in our industry to do what's best for our buyers and sellers, be professional with each other, and follow safety precautions.

    "Coming Soon" or "pre-marketing" seems to be all the rage. However, there are several downside effects of keeping your seller’s listing out of the MLS that you may not have thought about.

    Another area of recent concern involves violations of the Realtors® Code of Ethics. While not common, some portions of the Code are often misunderstood or easy to forget.     Lastly, we want each and every one of you to be safe out there. We have also read lately about some appalling and disgusting incidents regarding REALTOR Safety but it’s not only about REALTOR Safety, your sellers and buyers need to think about it too.     As we enter the last quarter of the year, let’s all be safe, ethical and productive real estate professionals.
