New Customer Auto E-mail format!

Beginning March 26th, the Auto E-mails that you send to your customers will now have a thumbnail link instead of a plain direct link. (When this is enabled, the photos in the auto emails will only show if the user has their auto email event set up for HTML, not text.   You may have to go to Preferences>General Settings to make it your default setting).

With this new Auto E-mail preview, you can engage with your customers more effectively and more efficiently. The new design of the e-mails will bring more value to the listing information you are delivering!

Reorder Listings by Drag & Drop

On March 25th, you will be able to reorder selected listings by clicking on a listing and dragging and dropping it to the desired position.

From any tab on the search results screen, click Selected to show only the selected listings.

To rearrange the order of the selected listings, click and hold on a listing, then drag it to your desired position. Release the mouse button to drop the listing into the new position.

You can also use the arrow icons at the bottom of the screen to rearrange listings. Clicking the double up or down arrows will move the highlighted listing to the top or bottom of the selected listings. Clicking the single up or down arrows will move the highlighted listing up or down one space.

Updated Menu in Customer Portals

On March 9, FBS will release an updated Menu in the Customer Portal; additionally, some MLSs will have a new Inbox feature.

Updated Menu
When your clients view listings in the portal, the Menu will appear along the left side of the screen providing easy access to listings they have received via auto email*, listing collections, saved searches, and manually emailed listings. They will no longer have to click a menu button to access those options. Click on a menu item to see listings in that section.

If you have Flexmls IDX, a New Search option will also be available on the Menu. Clicking on the New Search option will allow your contact to create a new search.

You will also see a contact's portal menu when you work on behalf of a contact in Flexmls (for more information on working on behalf of a contact click here). This will allow you to view your contact's emailed listings, searches, and listing collections from any search results screen.

Please note, when you are working on behalf of a contact and select an item from the portal menu, the menu item will not open in a new tab. Instead, the current search results page will be replaced with the page you selected from the portal menu.

Results don't lie, RatePlug works!

For the past 4 years, studies have shown that Agents using the RatePlug Program are selling properties an average of 14% faster than non-participating Agents!*

This program integrates real-time mortgage payment information with MLS property information.
Today’s homebuyers are changing the way they search for a new home:
88% search and view Property Listings online (ie: via Agent MLS, Search Engines, Realtor.com, Broker Websites)
65% then search for Mortgage information on other sites (Google, Yahoo, MortgageTrader, Lending Tree, etc…)

  •
  • For the first time, Agents and Homebuyers will be able to view total monthly housing payments within the NEFMLS property listings based on live rates, accurate taxes, assessments, and insurance information for each property.

  •
  • The homebuyer can look at a variety of mortgage products and can play “what if” with the numbers to find the mortgage programs and payments that best fit their needs.

  •
  • In 2 market studies, data showed that Agents using RatePlug experienced a shorter timeframe from Listing Date to Contract Date.

  •
  • New, Property Flyer System (PFS) Now when a NEFMLS Agent lists a property within the MLS system, a detailed open house flyer can be quickly generated and sent to agent via e-mail

To learn more about the RatePlug Program which is available to you at no cost, click here.

*The study looked at real estate transactions from 2011, 2012, 2013 & 2014 in 7 major MLS marketplaces in the U.S. The data compared the total number of days between "at date" and "contract date" for both Agents using RatePlug and Agents not participating. The data included single family homes, townhomes and condominiums.

New Statistics Report on FlexMLS Searches

New Search Statistics Report on Flexmls

On March 12th, a new report, Search Statics, will display statistical data for all the listings in a current search, regardless of status, price, or other data fields.

To access the Search Statistics report, go to the Compare tab from any search results screen and click the Search Statistics link. If your MLS does not use the Compare tab, the Search Statistics report will not be available.

    Listings by Status
The Listings by Status section displays the number of listings in the search and breaks the number down by status. Active, Pending and Sold are shown with other statuses being combined in the "Other" section. To print the entire report, click the Print button in the report's upper right corner.

Average, Median, Low and High Statistics
The Average, Median, Low and High Statistics section displays statistics for a number of fields such as bedrooms, bathrooms, square footage, list price and sold price. It also includes some calculated statistics such as the Sold Price to List Price Ratio. The bottom row in the table shows the number of listings that have relevant data for that column. For example, an MLS may not require square footage data, and some of the listings in the search results may not have it. Those listings wouldn’t be included in the statistics, and the number in the bottom row helps clarify this.

Days on Market and Sold/List Ratios by Market Time
The Days on Market section shows price ratios broken down by days on market. The Number of Listings row shows the number of listings in the current search broken down by Market Time segments (0-30 days, 31-60 days, etc.). The % of Total row shows the percentage of listings in the current search broken down by by each Market Time segment. The Average SP/LP row shows the average Sold to List Price ratio for each segment. And the Average SP/OLP shows the average Sold to Original List Price ratio for each segment.

    Syndicating to Zillow.com and Trulia.com

In our last announcement, we discussed that both Zillow and Trulia will no longer be receiving listing information and photos via ListHub. Recognizing that many of our members utilize both of these customer portals, RealtyWEB.Net has contracted with both websites to allow broker's to continue to send listings via FlexMLS. Click here for Frequently Asked Questions.

The decision to syndicate to both or either of these portals is still yours, the broker.

The option to syndicate to Zillow/Trulia is now available and can be found in Flexmls under Preferences>Syndication.

The default is off so if you do not want to syndicate to either of these customer portals, no action is needed.

If you would like to send your company/office listings to Zillow.com and/or Trulia.com,
If you are currently syndicating to either or both of these sites, MLS staff has made every effort to update your Syndication Preferences for you but we urge you to verify the selection.

If you are part of a multiple office corporation, please check with your corporate office before making any changes.

If you have any questions or concerns, please contact us at (904) 394-9494 x 1605.
