Watch for Your Welcome Email from SavvyCard®

You’ll receive a welcome Email from SavvyCard® in your inbox soon, on the day the program launches. This is the email that enables you to activate your account. Keep an eye out for this email and be sure to check your Spam or Trash folders if you do not see it. (If you use Gmail, be sure to check your other folders, like “Promotional” or “Social”).

Coming Soon Listings on NEFMLS August 1st

On August 1st, RealtyWEB.Net is releasing a new status in the MLS computer system titled “Coming Soon.”  The Coming Soon Listing status can be used for a listing that needs more time to prepare for the market, but the seller would like to have you share it in advance with the other real estate professionals within the MLS and with the public.

We are implementing this new status to allow for modern industry marketing practices but are structuring them to minimize any potential ethical or legal issues that could arise from utilizing this approach.  Maybe more time is needed for professional photos, creation of marketing materials, or the property needs a few improvements that require additional time. 

By establishing guidelines for Coming Soon marketing, all parties will be informed and educated on the pros and cons of this strategy.  You and your seller can use these guidelines as a point of discussion to determine if this is the best plan of action for advertising their home.

Only members of RealtyWEB.Net will have access to the Coming Soon Listings.  They will not be syndicated to third party websites such as Realtor.com, member’s IDX websites, and Zillow.com, just to name a few.

Coming Soon Listing guidelines:
  • You must have a signed Listing Agreement AND a signed Coming Soon Listing Addendum.  The listing, as usual, must be entered within 24 hours of obtaining signature.
    • NOTE: The existing Seller Waiver Addendum is now to be used exclusively for those listings where the seller does not want their property entered into the NEFMLS for the full term of the Listing Agreement. 
  • You will be able to list a property under this Coming Soon Listing status for up to 14 days before it becomes active in the NEFMLS.  
  • The Coming Soon Listing can be made active at any time prior to the 14 days. 
  • The Coming Soon Listings will not accrue Days On MLS (DOM) while under the Coming Soon Listing status. Days On MLS will begin once the status is changed to Active.
  • The Coming Soon Listing status is searchable by NEFMLS members but will not be sent in email subscriptions or customer portals.
  • The Coming Soon Listing is not to be shown to any prospective buyer prior to the home being made active and viewable to everyone, members and the public, as an active listing.
  • A Coming Soon sign may be placed in the yard however, remember that the the property is not to be shown to any prospective buyer prior to the listing being made available to everyone, members and the public, as an active listing.  
  • An open house can be scheduled for a date that occurs on or after the day the listing is made active.
  • A Coming Soon Listing is not to be used to create a “pocket listing” or to circumvent other NEFMLS Policies or Rules.
It is important that you educate your seller, by using the Coming Soon Listing Addendum, on what to expect to help them fully understand the implications of this marketing tactic so they can determine what is in their best interest.  

When used properly and in compliance with our guidelines, the Coming Soon Listing status can be used to generate a marketing plan that provides enthusiasm and builds momentum which can be advantageous to your clients.

Redesigned Screens for Contact Management August 3

On August 3, the contact information screens in Contact Management will be redesigned. This change is part of an ongoing initiative to modernize the look and feel of Contact Management to make it easier to use. The first change to the Contact Management page was released in June, updating the way the contact list appeared (click here for more information). 

This update changes the display when viewing a contact's detailed information; it will not change existing functionality. Future updates will include additional design changes as well as enhancing functionality with new features.

To view a contact's information go to Contact Managment and select a contact. 




The new contact information screen displays the contact's name at the top of the screen and provides the same options you currently have. The first option is now called Contact Details




The menu options are responsive to your screen size. On a wide screen, all of the options may display, but on a smaller screen you will see a More option. Clicking More opens a dropdown with the other available menu options. 




The options to Edit, Remove, Deactivate, and Transfer the contact are at the bottom of the screen and are accessible regardless of which information tab you are currently on. If you don't see these options, scroll to the bottom of the screen to access them. 




To exit the contact's information screen, click Close.

Countdown to New Menus on Flexmls

The countdown is on to switch to the new menus on Flexmls.  Only 16 days remain, JULY 27TH TO BE EXACT, so make the switch now!


Why change the menu?

So many new features and tools have been added to Flexmls that sometimes it is hard to find just the features you want to use.  By allowing each user to setup up a customizable will provide quicker and easier access to those tools.

Through research it was found that many members use 7 or fewer features on a daily basis. Putting your own menu choices on the favorites bar will streamline your daily processes.

Sometimes it's hard to remember which features are in each "drop down" menu item.  By utilizing the search feature on the new menu, you can easily find those programs without having to open each selection.  With all the items on one page it is easier to look for a feature you use infrequently.  The only item that is a drop down on the new menu will the More section should you add a lot of selections.

Why can't we keep using the old menu?

The intent is to make the system easier to use and maintain, not only today but for the next many decades.  Computer codes are sometimes altered or customized countless times over the years as the needs of our MLS clients change. Old code becomes more and more "brittle," or harder to maintain without causing bugs.


A few things to keep in mind

You can change your favorites any time. Change them as often as you need. Move the favorites you use most often to the left (the top of the Reorder list). If you find you're not using a favorite as often as you expected, move it to the right, or even off the list.

Remember to use the menu search. Open the menu and type just as few as 2-3 letters to narrow the options. You can even use letters within a name. For example, "av" will bring Saved Searches to you. Or "mm" will bring up Market Summary and "ff" will find Office/Member Search.

Use the links within your Dashboard.  Don't forget the links at the top of your dashboard widgets. For example, if have a widget for "Hotsheets:, you can click the title in your widget and get to that program.
