New Field Coming in Property Input Sheets

On Wednesday, May 1st, a new field titled “Negotiate Direct With Seller” will be added to all property input sheets.  This will be a Yes/No response and is deemed part of the private information in the listing (i.e., It does not go out on public emails, etc.).  This field has been added to help clarify exactly who receives the Purchase and Sale contract and who will be negotiating the terms.  While “N” is the default response, do not forget to update this field if this is applicable to your transaction.

We’re excited to bring an improved seller’s experience, My Home by ShowingTime, for your clients. We’ve listened to feedback and updated our sellers’ application to feature a modern user interface, an intuitive navigation and a streamlined workflow. Existing sellers will automatically get the new experience once the update goes live.

Nothing changes for agents. You may continue communicating with your sellers, have them confirm appointments and receive published feedback the same way they know and love.

Highlights

Sellers will now be able to:
  • View a snapshot on showings and activities on their listing(s)
  • Easily navigate between a listing overview, activities and feedback
  • Manage multiple listings within the application (some additional steps may be required)
  • Create a username and password to securely access their account

Questions

1. Will sellers need to download anything to see the updates?

No, no additional download is required. Once the update goes live, all the screens sellers see on their desktop, phone and tablet will be automatically updated to reflect the improvements.

Sellers can continue to use the current ShowingTime app. However, an improved seller’s app, My Home by ShowingTime, will soon be available in the App Store and on Google Play.

Again, nothing changes for agents; you will continue to use the current ShowingTime mobile app.

2. Is there any material agents can preview and/or share with their sellers?

Bringing Listing Date Back



On April 23rd, we are bringing back the field entitled "Listing Date." If you notice on the current MLS Input Form, there is no field requiring an agent to enter Listing Date. That's because in May of 2017, we removed this field and the Actual Date the listing was entered into the system automatically became the listing date.  At the same time, Days on Market was also refined as Days in MLS.

Removing the Listing Date field became an issue when agents were trying to enter past comparable sales.  For example, maybe you sold a property in a builder's inventory and that property was never entered into the MLS system as a listing.  Many agents want to add that information in the system as a comparable for both inventory purposes and to be used for future pricing/appraisals.

The system would reject the past pending and sold date because the listing date of the comparable was the date entered.  So if you sold the property on 4/10/2019 and attempted to add the information as a comparable on 4/15/2019 it would reject the dates knowing a property can't be sold before it was "listed."
In order to correct this, MLS staff had to be contacted to make the change creating an extra step and inconvenience for our members. If MLS staff was not contacted, the system might have calculated a negative Days in MLS. This type of data is important for all of our members and accuracy is essential.

With the return of the Listing Date field, all listings MUST be entered within 24 hours after all necessary signature(s) of the seller(s) have been obtained or the beginning date of the listing term, whichever occurs last. For example, if the listing term in the Listing Agreement starts April 17th and the Seller signature is obtained April 15th, then the listing must be entered within 24 hours of April 17th

Days in MLS will also revert back to Days on Market.

Address and MLS Number Search for Consumers



Viewing listings from a mobile device is a necessity for clients who always have a phone handy, but don’t often sit in front of a computer. That’s why on 4/18/19 we’re adding more search options to the consumer version of the Flexmls mobile site.
When Will It Change
This update will be available on April 18, 2019.
Who Will Be Affected
These changes will affect the mobile consumer portal for members who have purchased IDX from FBS.
What Will Change
For members who have purchased IDX from FBS, contacts will be able to search for an address or MLS number from their Flexmls mobile portal. The new search bar will be available on the mobile portal home page.
Additional search options will not be available in the mobile consumer portal if the member has not purchased IDX. The existing search functions in the mobile portal also will not be affected by this change.
Why Are We Making These Changes
We know that an increasing number of your clients are viewing listings from their mobile devices. These changes are part of our ongoing usability improvements for Flexmls on mobile devices

Quick Search Refinements


Quick Search is essential to your daily tasks in Flexmls, so on April 18th, we’re refining the user experience to give you more room to work in Flexmls Web.
When Will It Change
These updates will be available on April 18, 2019.
Who Will Be Affected
All users who have access to the Quick Search function in Flexmls Web will see these changes.  
What Will Change
Better Use of Space
We’re minimizing the amount of empty space on the page when using a Quick Search in Flexmls Web. On the search results page for a Quick Search, the space between the tabs and listing information is being reduced, allowing more room on the page to display search results.
Some Options Will Move
On the List, Detail, Photos, Map, Compare, and Messages tabs, decreasing this space means that the options currently displayed in this area will be relocated. The Search Details option and the Jump to Listing selector will be available from the More (three vertical dots) menu instead.
When the left pane of the search results page is collapsed, the Select, Recommend, Hide, and Notes options also will be removed from the space above the search results. To access these options for a listing, expand the left pane.
Why Are We Making These Changes
We heard your primary feedback about the new Quick Search appearance, which was that there was less workspace on the screen. This update makes more effective use of vertical browser space. FBS recommends using a browser size of 950 x 550 or greater when using Flexmls Web. We’ve optimized the user interface based on this minimum requirement, which our research shows covers more than 95% of Flexmls Web users.

Show, Tell and Sell with Homesnap Stories

With Homesnap Stories, agents can be that storyteller to drive more interest in a property and sell it more quickly Potential buyers are able to get a better sense of the property right from their phone and narrow down the properties they want to focus on. If that potential buyer is already connected to an agent in Homesnap, that relationship will be maintained- meaning that buyer would still contact their connected agent to discuss the property.

While the creation of Stories is only available to listing agents currently, in the future Homesnap has plans to allow all agents to make their own Stories to create deeper connections with their clients and showcase their personal brand.
