Enhancements to Video Training Pages

JAN 16, 2019  |  SAM OLSON

Using videos to learn how to use Flexmls is becoming more and more popular with users, and now finding and viewing our video training is much easier. Starting on January 31, the Video Tutorials section of the Help menu in Flexmls Web will be searchable, updated visually, and will be renamed Video Training.
What Will Change
The Video Tutorials section of the Help menu in Flexmls gives you access to quick tips and recorded training videos about the features of Flexmls. The menu item has been renamed Video Training, and the interface of the page has been enhanced.
Sort by video duration to easily see which videos are quick tips and which contain longer, more in-depth training, or sort by date to access the newest training available. Flexmls has also added a search function to help you find the right video.

Message from the 2019 NEFMLS President: Did You Know?

Did you know?

My name is Kim Knapp and it is my honor to serve as your 2019 MLS President. As Real Estate Professionals, the most powerful tool we have is the MLS. Knowing how to use it at a high level becomes necessary to our success. Any consumer can go online and get tons of information. That doesn’t make it accurate or beneficial to the consumer.

I can hear the little voice in some people’s heads. I have been using the MLS for over 20 years I know how to use it just fine. That may be the case. However, if you have not attended any training in recent years, I would challenge that you are not experiencing all the benefits of having this tool. Not only the MLS Search and Tax platform but also the 3rd party services MLS provides to enhance your ability to service Buyers and Sellers as well as create a unique point of difference.

  • How are you using InfoSparks on your listing presentations, in social media or embedded in your website? Are you able to drill down to very specific data then create charts and graphs consumers will understand?
  • Are you leveraging Private Portal MLS Searches for your Buyers keeping them connected to you, providing real-time accurate information? Giving them the ability to hide the listings they are not interested in and reduce the clutter, provide access to Documents (survey, Disclosures) they cannot get on an online portal?
  • What about how to Leverage the Private Portal MLS Searches with Sellers and Past Customers?
  • Have you considered ways to use RPR for Farming, Social Media or your SOI

I am just getting warmed up. Please check out the education calendar. Your MLS is fully committed to education and training so members receive maximum value. Call us at the NEFMLS and see if Boot-Camp training can be arranged for your office in your office.

The world of Data is on the move and I can assure you NEFMLS is working every day to stay in front of it. We are continually reviewing products and services that would benefit you in your business. Seeking new ways to cooperate with our neighbors through Data-Sharing. While fully focused on providing the Data you need and the education on how to use it!

If you see something let us know. Ideas? Suggestions? Don’t keep it to yourself.  Send them to suggestions@realtyweb.net.

Kim Knapp
Your 2019 NEFMLS President

Using InfoSparks to Handle Tough Conversations with Sellers

A house that stubbornly refuses to sell can be a vexing thing. Given the emotional and financial investments a seller may have put into a house, it’s easy to see why they may initially be resistant to changing their asking price or in making necessary changes to make a house more appealing to prospective buyers, even in the face of a protracted length of time their house has been on the market.

As every agent knows, sometimes a new coat of paint, a deep clean or the scent of freshly baked cookies aren’t enough to position a house to sell. Sometimes a seller needs an agent’s deep knowledge of the latest market information to help them understand and adapt to market realities. That’s where InfoSparks, and the detailed market intelligence it provides, comes in.
With InfoSparks, agents are given access to an extensive amount of data – put into easy-to-use charts and graphs – that they can pore through to better understand a neighborhood’s housing market. Once an agent has managed to remove the usual suspects about why a house may not be selling as quickly as a seller may like, he or she can turn to InfoSparks to assess an area’s comparable listings, exporting relevant data into visually appealing, branded charts that they then can share with sellers in print or electronic formats.

InfoSparks Share Options

InfoSparks is updated with a market’s latest data nightly, so sellers can be sure that an agent’s insight is backed by accurate, up-to-date information. For example, an agent can pull a geographic region’s median or average days on market data, which helps make a compelling argument for making some changes to a listing.

InffoSparks Days on Market

Of course, data about days on market alone is not enough to tell the full story. With InfoSparks, agents can also sort sales price by region against criteria such as listing construction type, square footage and number of bedrooms to show how comparable listings in the area have fared.

Best of all, InfoSparks also allows agents to analyze metrics across different time periods, helping them determine if present market conditions appear stable, show signs of shifting or show a tendency of being seasonal.

InfoSparks Monthly Stats Compared

Backed by the in-depth housing market analysis that InfoSparks provides, agents can have more productive, data-informed conversations with sellers. In turn, sellers can come away from those conversations confident that they are being guided by an agent who has a complete 360-degree view of the market.
