Homesnap for RealtyWEB.Net MLS Members Will Be Here Soon!

We're excited to announce, that as a member benefit, we will soon be deploying Homesnap, a mobile agent productivity tool.
 
Homesnap is the public-facing brand of the Broker Public Portal, an industry initiative to provide a national home search platform powered by real-time MLS data that follows Fair Display Guidelines. We've partnered with Homesnap to provide a search site and app that facilitates productive collaboration between consumers, agents, and brokers. Identify & Fix Your Contacts’ Invalid Email Addresses



Make sure your contacts are receiving your emails! Something as simple as a typo when entering a contact’s email address can make it impossible for them to get listing updates from you. Starting on November 1st, identifying and updating invalid email addresses can easily be done from the Contact Management screen in Flexmls Web.  
When Will It Change
This update will be available on November 1, 2018.
Who Will Be Affected
All users with access to Contact Management will receive this update.
What Will Change
When you send emails to contacts from Flexmls (manual emails or subscription emails), the system verifies that the recipient’s email address is valid before sending the email. If the email address is deemed invalid for any reason, it will be flagged as an invalid, non-working email address.
When you go to the Contact Management page, a banner at the top of the page alerts you if you have any contacts with invalid email addresses. Click the View Email Addresses button to review the invalid email addresses.   
A pop-up displays your contacts with invalid email addresses, and gives you options to Edit or Remove the email address. Please note, a Primary email address can only be edited, not removed.
Click Edit to enter the correct email address for a contact, then click Save.

If the email address displayed is a contact’s secondary email address, you can edit it, or you can remove it from the contact’s record by clicking Remove. After removing one or more secondary email address, click Done to complete the removal process.
Why Are We Making These Changes
This update helps you review and fix invalid email addresses quickly and efficiently, ensuring that your emails can be delivered to your contacts.

Flexmls Updates - The Quick Launch Now Displays Statuses



Starting on November 1st, the Quick Launch will display a listing’s status when displaying search results on Flexmls Web. This can be useful if a listing has been on the market previously–it allows you to identify active listings immediately, without having to open them to view the details.

When Will It Change
This update will be available on November 1, 2018.
Who Will Be Affected
All users who currently have the ability to search via Quick Launch in Flexmls Web.
What Will Change
The Quick Launch is a multipurpose search bar located at the top of most screens in Flexmls. You can use it to access recent searches, search various areas of Flexmls, and create basic listing searches. When you use the Quick Launch bar to search by address or MLS #, a listing’s status will display.

Just as before, you can click on one of the search results to view a listing’s details, or you can hover over a search result and click the New Tab option to open the listing in a new tab. To find out more about using the Quick Launch, watch our short video below.

Remove Incomplete Listings in Flexmls


It's now easier for administrators and assistants to remove incomplete listings on Flexmls Web. Anyone with access to edit a specific incomplete listing can remove the incomplete listing. This will make the process of cleaning up unwanted, incomplete listings more convenient at all levels.

When Will It Change
This update is available as of October 4, 2018.
Who Will Be Affected
Any user who can currently edit incomplete listings on behalf of another user(s), will be able to remove those incomplete listings. This will primarily affect users who can add and edit incomplete listings on behalf of other users that are in their office, company, or MLS.
What Will Change
To remove an incomplete listing on behalf on another user, open the Menu to find and select My Incomplete. You will see a list of users and incomplete listings that you have the ability to edit. Select the listing you would like to remove and click the Remove button.


A prompt will appear asking you to click OK to delete the selected listing or Cancel in order to keep it. Click OK to remove the incomplete listing.
Please Note: Once a listing has been removed, it cannot be recovered; so this feature should be used with care.
Why Are We Making These Changes
This change makes it easier for administrators and staff to manage unneeded, incomplete listings. Only the user who initiated adding a listing had the ability to remove the incomplete listing. This can be inconvenient when that user is not available to remove the incomplete listing, but it is still displaying in the office administrator’s list of incomplete listings (a situation that can arise when a member leaves an office). Now, it will be easy for Office, Company, and MLS-level administrators to remove such listings.

NEFMLS CREATES NEW FORM FOR TRANSACTION BROKER EXCLUSIVE BUYER REPRESENTATION AGREEMENT

You may recall that in August 2018, NEFMLS created a new form known as Exclusive Buyer Representation Agreement.  That form was for single agency.  We have now produced an additional Exclusive Buyer Representation Agreement For Transaction Brokerage.  The form is available today and can be downloaded at nef.flexmls.com (Flexmls). Log in and go to Forms/Info>NEW Exclusive Buyer Representation Agreement for Transaction BrokerThe single agency form allows for the single agent to transition to transaction broker form.

The August version of the Exclusive Buyer Representation Agreement which was for single agents now is labeled with those words at the top of the form.   In the bottom right-hand corner the abbreviation for that form is EBRASA-NEFMLS-13.  The date remains the original date of publication of the form, 08/14/2018, with r1 now added to show that it was revised.  The only revision to the single agent version is in the title.

Flexmls Expanding Gadget Display

Soon the labels for Hot Sheet and Statistical gadgets will display additional information for location, property type, and other selected criteria. This will make it easier to see exactly which criteria the gadget is using. This is especially useful if your MLS has counties, cities, or overlays with the same name--the gadget will show which location is being used. 

When Will It Change 
This update will be available on October 18, 2018. 

Who Will Be Affected 
All users who have Hot Sheet or Statistical gadgets that are set to display specific locations or criteria. 

What Will Change 
As before, custom Dashboards allow you to specify locations and property types for Hot Sheet and Statistical gadgets (as allowed by your MLS). To select a specific location or property type, you can click the gadget’s More icon (three dots) and select Settings

 

The label on each gadget will display more information about the location and criteria being used. Additionally, statistical gadgets will now display the specific property type that has been selected. In the example below, you can see that there are multiple locations for Barnstable (County, Town, Village and Map Overlay). Each gadget specifies which Barnstable location is being displayed. 
 

As before, if the the gadget is using multiple locations, property types or search criteria, you can hover over the gadget’s label to view all of the fields it is using. 

 

Why Are We Making This Change 
This change makes it easier to identify what information is being used for Hot Sheet and Statistical gadgets. It also reduces potential confusion when looking at your gadgets, especially if your MLS has cities, counties, areas, or overlays that share the same names.

Mutual Reciprocity of Supra Lockbox Key Access Included for Members


Jacksonville and Brooksville FL, September 26, 2018– The Northeast Florida MLS, operating as RealtyWEB.Net and the Hernando County Association of REALTORS have signed a Multiple Listing Service data share agreement.  This agreement will allow listing data to be shared directly between the MLSs, providing real estate professionals of each organization with access to more than 20,000 active listings as well as comparable and historical information. Both entities use flexmls® created by FBS, which will provide for a seamless integration. The arrangement also allows for mutual reciprocity regarding Supra lockbox key access.
