When you need help, have a question or want to learn how to do something in Flexmls right now, do you know where to turn? The answer is the Flexmls Guided Help Resource Center, located right next to Quick Launch in Flexmls Web. It's like having a Flexmls tutor built directly into your computer that provides you with 24/7 access to training on anything you need to know.

1. Log into Flexmls. Click on Guided Help, located right next to the Quick Launch Bar.

2. The Guided Help Resource Center will open. Use it to access a variety of learning resources all in one place.

3. Guided Help Search Bar: Enter keywords into this powerful searching tool to find the information you need. Get help on specific Flexmls system features, find upcoming training, watch video tutorials, and more. Simply start typing and multiple resources will appear at your fingertips.

4. Guided Help Tours: For a step-by-step walkthrough of a task in Flexmls, expand one of the topics with a + sign next to it.  Click on any of the links with the pointing hand icon, and Guided Help will instantly start walking you through the process.

5. Quick Access to Top Training Resources: See a paper airplane icon next to something in Guided Help? That’s a quick visual way to let you know that clicking on that item will open that resource in a new tab.

Have you noticed small question marks with a circle around them sprinkled throughout Flexmls? Those are Guided Help- powered Smart Tips. They’re small in size, but mighty in knowledge. Click or hover on a Smart Tip anywhere you see them in Flexmls to learn more about a particular feature in context. You can learn something new without even trying.

Whether you’re completely new or a Flexmls veteran, the new Guided Help Resource Center can help you increase your knowledge, at your own pace, and on your own schedule.

Wish Quick Search Was Your Homepage? Now It Can Be!

Starting December 5, you will be able to set Quick Search as your Flexmls homepage instead of your default Flexmls Dashboard in Flexmls Web. We know that you spend much of your time in Flexmls searching for properties. This change will allow you to bring your primary task to the forefront.

A new option, First page viewed after login, will be added to the General Preferences page. By default, the Default Dashboard will be selected, but you can change it. You’ll see your new home page the next time you log in to Flexmls.

You can still access the default Dashboard by clicking on the Flexmls logo in the upper left corner of the screen. All dashboards can also be accessed via the Menu in Flexmls.

Property Type Change Coming in Flexmls

Condominium will be Merged into Residential

You May Be Wondering WHY?

In an effort to be compliant with RESO (Real Estate Standards Organization) guidelines, the current MLS property type of Condominium will be merged into Residential, effective October 30^th.

Who is RESO and why do we care?

RESO develops, promotes and maintains standards for real estate industry data. Standardized data could lead to less customized programming from your third-party vendors such as mobile apps, lead generators, etc. Plus having standards can also increase the innovation among products specifically targeted for use by the real estate industry.

What happens to my listings?

Your listing will automatically convert into the Residential property type.  

There was only one field that could not be converted with accuracy: Building Stories. Because this field will now be defined as a numeric field, the following could not be converted with accuracy. You will want to be sure to update your Active listings with the correct number of Condo Building Stories. 6-10 Stories 11-20 Stories 21+ Stories

The Pool detail had to be reorganized to accommodate both property types but the data will automatically convert. The Pool detail will now include all pool options under one detail. For example, Pool - In Ground, Private, and Community Club Pool, will be in the same detail group. Type of Dwelling will include both property type selections. For example, it will now include items such as Patio Home and Condominium. What happens to my saved searches? There will be no impact to your Saved Searches other than those that include Building Stories. See above. What happens to my Customer Portals/emails? Since there will be no change to your Saved Searches, all portals and customer emails will not be impacted. They will continue as usual. How do I add a condo? You will go to ADD LISTING > Select TYPE as RESIDENTIAL. You can then auto-populate from the Tax ID Number or proceed to enter the Address. After you enter the Address and click NEXT - the FIRST FIELD YOU WILL NOW SEE IS SUB-TYPE. Select CONDOMINIUM under SUB-TYPE and proceed as usual. How do I search condos moving forward? Select Quick Search > Residential. Add the SUB-TYPE as CONDOMINIUM and proceed as usual

ShowingTime Spotlight: Feedback Templates, Requests and Sharing

Providing feedback after a showing, while not required, is a professional courtesy within our industry. It can be a hassle when the buyer’s agent forgets to give their feedback right away, as sharing feedback with sellers helps drive pricing, remodeling and staging discussions which can lead to more home sales. With ShowingTime, feedback requests are automatically sent by email and/or push notification immediately after a showing ends, and reminders are sent out automatically until the feedback is collected.

Thorough feedback not only helps price a listing correctly, but it can also open buyers up to the idea of adding or updating things expected in homes of a certain price point. Collecting feedback is only as good as the questions you ask however, so a “one-size fits all template” is not always beneficial. With ShowingTime’s enhanced feedback.* Templates can be customized to include multiple-choice or free text questions that are unique to each listing.
 

Finally, feedback can be shared with your sellers** either automatically or after you review and approve it.

Coming Soon From ShowingTime: Receive Notifications by Phone for Declined or Cancelled Appointments Only

Soon you will be able to choose to receive automated phone call notifications for certain showing appointment statuses instead of in all instances as before (confirmed, declined and cancelled showings). For those that only want to be notified by phone when a showing has been declined or cancelled, ShowingTime is introducing new settings on the desktop and your mobile device. You can still set electronic notifications to be delivered via email, text or push notification if you wish not to get the automated call. And, you can configure this setting on your mobile device.

You Can Now Hide Listings in Subscription Preview

Starting October 10th, you’ll be able to reject listings in subscription preview mode in Flexmls Web. Preview mode allows you to choose which subscription listing updates are emailed to a contact or displayed in the contact’s news feed.

When Will It Change
These updates will be available on October 10, 2019.

Who Will Benefit
Members who use preview mode for subscription emails will benefit from this change.

What Will Change
Currently in preview mode, you can only approve the listings that you want to send to your client. Unapproved listings that meet the subscription’s search criteria will continue to be displayed every time you preview the subscription.

With this change, a Reject button will become available in preview mode.



When you click Reject, the Hide Listing icon (red circle with a slash) will be selected. The selected listing will move to the Hidden by Agent listing collection for the contact and it won’t be shown again in preview mode.




You can reinstate a hidden listing at any time by going to the Portal tab for the contact in Flexmls. Click on the Hidden by Agent listing collection.




The search results page will open with the listing collection displayed. Click the Hide Listing icon for a listing to clear it and remove the listing from the Hidden By Agent collection.

Why Are We Making These Changes
You told Flexmls that preview mode would be more efficient if you could hide listings that you know will not interest your client. They’re making these changes in response to your feedback.

Here's how you can customize your Favorites using the menu in Flexmls:

1. Log into Flexmls.

2. The Menu is in the top left corner of the page. (It's the pathway to everything Flexmls has to offer, including links to all other pages, contacts, your listings, your previous emails, and much, much more.)

3. If you're not a fan of scrolling, use the search bar to look up the menu item you’re looking for.

4. Hover over any menu item to reveal a star. Click, the star outline to make the item a favorite. The star will turn yellow and your newly selected favorite will instantly appear in the top menu bar. Now, you'll have one-click access to your most-used pages from anywhere in Flexmls.

5. Add as many favorites as you wish! If the bar gets full, a ‘More’ button at the right side of the favorites menu will contain the overflow.

6. To reorder your favorites, click on the ‘Reorder’ button to the right of the ‘More’ button. Here you can rearrange your favorites with a simple drag and drop. If you fall out of love with any of your favorites, you can simply remove them with one click.

You’re now equipped to customize and enjoy your Flexmls menu!
