Enhancements to the Opt-In Status Reports
On April 6, the Opt-In
Status Report, which shows subscription statuses for all of your
contacts in a real-time, easy-to-read report, will be improved to include the
following:
· A Summary tab that contains a quick
overview of contacts who are and are not receiving subscription emails.
· A Contact Information screen will
appear as a pop-up when you click a contact.
· A Search Contacts bar allows you to
search for specific contacts.
· Tool Tips to explain features within
the report.
· And more! Summary Tab
When you access the Opt-In Status Report, it will open on the Summary tab.
The Contacts Receiving Subscription Emails section contains the number of contacts who have opted in and are receiving emails, the number of contacts who have opted in during the last seven days, and the number of contacts whose Confirmed opt-in status will become Inactive in the next seven days. Clicking on a link will take you to the corresponding tab on the report.
The Contacts Not Receiving Subscription Emails section shows the number of contacts whose emails can't be delivered (bounced or returned to sender), the number of contacts who haven't opted in (Pending) for more than seven days, the number of contacts that have become Inactive within the past seven days, and the number of contacts who have opted out of receiving subscription emails in the past seven days. Clicking on a link will take you to the corresponding tab on the report.
Contact Information
Clicking on a Contact's name will bring up an overlay with basic contact information, along with all of their email addresses. For each email address, you can see the opt-in status, last click in a subscription email, and you can send or resend an opt-in request (if applicable). There's no need to leave the page to get more information. You can close the overlay or, if you like, you can go to the contact's record by clicking View in Contact Management. To open Contact Management in a new window, right-click the link.
Search Contacts Bar
Click in the Search Contacts bar to bring up a list of your contacts or type in the name of a specific contact to search for them. This searches all of your contacts, not just the contacts on the current screen. Selecting a contact opens the contact information overlay (as shown in the screenshot above).
Active Status
On the Confirmed tab, you may see a new status called Active; this indicates that they were receiving subscription emails before Flexmls required contacts to complete the confirmation email process (before 9-29-2015). Subscription emails are sent even though the contact has not confirmed yet that they want to receive the emails. Since they are not yet Confirmed, they are considered Active. All Active contacts will eventually change to a different status by the end of October, 2016. They'll automatically become Confirmed if they click any link in any subscription email; Inactive if they never click a link in a subscription email; and Opted Out if they click an opt-out link in a subscription email.
Removed Contacts
If you remove a contact from Flexmls, their name will not appear anywhere in the Opt-In Status report. However, even though you have removed the contact from Flexmls, the status associated with the contact's email address is still stored in Flexmls. Since you have already removed the contact, they are no longer relevant and are not displayed in the report other than the note that there were contacts that have been removed.

New Look for Hot Sheet in Mobile Flexmls
On March 28, Flexmls Mobile Web will update the interface
for its Hot Sheet. This update will make the mobile website more like the
Flexmls Pro app by removing the option to run a custom hot sheet and keeping
the labels consistent between platforms. In addition to these changes, several
minor bugs will also be fixed.
Even though the Custom Hot Sheet option has been removed, you can still select the time frame and property types to be included. Just as before, go to the Hot Sheet menu and select the Time Frame. Notice the first option is now labeled Time Frame rather than Options. Additionally, the time frame options have been relabeled to Today, Past Two Days, Past Three Days, and Past Week.
Even though the Custom Hot Sheet option has been removed, you can still select the time frame and property types to be included. Just as before, go to the Hot Sheet menu and select the Time Frame. Notice the first option is now labeled Time Frame rather than Options. Additionally, the time frame options have been relabeled to Today, Past Two Days, Past Three Days, and Past Week.
Please note: Along with the label
changes, instead of running back a set number of hours, the Time Frame
selection will run back to 12:00 a.m. of the selected option.
Just as before, tap the Property Type to select the specific property types to be included in the hot sheet.
Other Changes
In addition to the changes listed above, the update will also contain minor improvements and bug fixes including:
· When viewing the hot sheet in the Map view,
then viewing the listing details, then tapping Back, now returns the
user to the hot sheet.
· Hot sheets with more than 100 listings are
now viewable in the Map view.
· A bug that limited users to viewing only the
first 20 listings on the hot sheet has been fixed.
· A bug that
prevented users from changing the sort applied to the hot sheet has been fixed.

Infosparks is a mobile-ready,
simple-to-use interactive stats product that will change the way you use and
share housing information. It is multifaceted in its ability to combine local
geography with customizable housing variables, timeframes and market metrics in
order to quickly analyze and share trend data in a clean, intuitive interface.
Use
Infosparks to generate charts that will support your recommendations at listing
presentations by comparing local to regional numbers, forecasting, managing

Flexmls Pro version 2.03 March 28
On March 28, Flexmls Pro version 2.03 will be released and
available in the Apple App Store. The latest version will include additional
sharing options when sharing searches, the ability to mark all messages as
having been read, and more.
Share a New or Saved Search - More Share Options
The option to share a new or saved search as a text message, email link, etc. will be available (as allowed by your MLS). Just as before, share a new or saved search by tapping the Share icon in the upper right corner. If you are sharing a new search, you will be asked to name it and tap Save and Share before continuing.
From the share screen, you can select a contact, create a message and turn on a subscription, or you can tap More Share Options to send the search results via text message or other available options on your mobile device (as allowed by your MLS).

When viewing your messages, you can now mark all messages as having been read. To mark all messages as having been read from the More screen, tap Messages. Then select the Read All option at the top of the screen.
If you select Yes, all of your current messages will be marked as having been read. The next time you tap Read All when checking your messages, you will receive the same confirmation dialogue box.

Faststats

Seller's Waiver Form - How and Why is it Important
What is the form titled "SELLER'S WAIVER OF ENTRY INTO THE NEFMLS AND ADDENDUM TO THE LISTING AGREEMENT".
This form/addendum was released in December of 2014 and is to be used anytime a listing will not be entered into the NEFMLS database within the 24 hour time frame stipulated by Rules & Regulations. Once completed, the Seller's Waiver form/addendum is to be sent to the NEFMLS office within 24 hours of obtaining signature(s) on the listing agreement (see form for details).
It is not illegal or unethical to privately market a listing as part of a "coming soon" campaign, for example, but we caution that it can be complicated. This type of decision MUST BE MADE WITH THE SELLER'S BEST INTEREST IN MIND (see Code of Ethics - Article 1) and can be justified as such to avoid an issue. You should always disclose the Pros & Cons of using such a strategy with your seller In general, maximizing exposure often times brings higher selling prices and more potential buyers.
