Are You Using Marketing Name To Your Advantage?


Is the System Name too formal for your marketing efforts?   Need to add a "tagline" to your name-such as a team name or a designation?

You have the power to add a "Marketing Name" to your personal profile in Flexmls, which will appear on any Flexmls materials you print out for your customers. Your flyers, CMAs or any other printable materials will feature your selected name.

Using this option can help avoid any name confusion and increase your customer recognition.  (Just be aware of advertising laws and how you must legally represent your name.  This article is strictly for Flexmls.)

For example, if your license reads Robert Smith, that is what will be entered for your "System Name" in Flexmls.  However, maybe you prefer Bob Smith or your customers may only recognize you as "Bob".  This is where Marketing Name is useful.

Or, if you are part of a team, you can add your Team Name and select to have it appear after your name.  So it could appears Beverly Smith, The ABC Team.

It is also recommended that you add "REALTOR" to your "Marketing Name" (if applicable). This will ensure that your status as a real estate professional is readily apparent (Article 12).  All your correspondence from Flexmls to your customers will show as Betty Jones, REALTOR (this option used to appear in the Designation List but was removed to be compliant with RESO-NAR's effort to standardize data).

Updating Your Name

  1. Click on MENU
  2. Either Scroll down the menu to MY PROFILE (Short Cut: type PROFILE in the search box that appears after you click MENU).
  3. Select MY NAMES
  4. You may add or edit your marketing name and designations that appear in materials created from the system. 
  5. You may also set the defaults for the name that will appear within listings and the "Prepared By" information on footers. 
  6. Click Next to save any changes.

While this is in the early stages and at this time only impacts Zillow, think of what or who is next.  Maybe the MLS, then the brokerage, then the agent?

Always be sure to have licensing rights for any photo(s) you are planning to use on your listings. You must have the right to reproduce, create derivative works, and distribute the photo(s) prior to entering it in the MLS system or using on advertisements.

How can you be sure?
  • The best method is to Take your own photos.
  • Sellers may have photos they would like for you to use when marketing their house. First, verify who took the photos. If the seller took their own photos be sure they understand that the photos will be used in the MLS and any IDX or syndicated website (as stated in paragraph 5C.7 of the Listing Agreement).
  • If the seller hired a third party to take the photos, please be sure the seller has been granted the unlimited licensing rights to reproduce and distribute these photos prior to you using them.
  • If you are using a professional photographer, be sure you have been granted unlimited licencing rights.  You can find NAR's suggested contracts to use with professional photographers under Forms/Info in Flexmls.
  • Usage of “stock” photos from the Internet (such as Getty Photos etc.) to show a beach scene or a horse ranch is discouraged. You must read and thoroughly understand the terms of use for these types of photos before using them; which can be very complex.
  • Never use another listing's photos without written permission from the Listing Broker or whoever holds the rights to the photo.
We, at the MLS, are also careful about the source of the listing photos. While we allow members to
copy photos from their own previous listing, we will not transfer them if there has been a change in
listing brokerage without written permission from the previous listing broker.

FBS (the makers of Flexmls) holds regular webinar training for all users plus has a Product News Page detailing the most recent changes and improvements made to Flexmls.  Starting on October 4th, these two features will be conveniently available right from your Help menu in Flexmls Web.

When you click on the Help option in the upper right corner, you’ll see two new options: What’s New and Upcoming Training.
What’s New – Click here to visit the Flexmls Product News page and view a summary list of the latest changes and improvements to Flexmls. Click on any of the topics to get more information about that feature.
Upcoming Training – Click here to view and register for upcoming training webinars for Flexmls by FBS..
  • Webinars are recorded so you can review them at your convenience! Twenty four hours after the webinar is over, you’ll receive a link to the webinar recording. If you register for a webinar, you’ll receive the link to the recording–whether or not you were able to attend.
  • Previously recorded webinars are also available on this page. Scroll down to the Past Trainings section and you can view any of the previously recorded webinars from the past year.
